Many homebuyers do not know what to ask for when choosing a Home Inspector. Since this individual will be inspecting the most valuable possession you may ever purchase, here are a few things you might consider.
Some real estate agents offer their clients a list of home inspectors that have great reputations and are recommended regularly. You may still want to consider the following:
1.) What are your qualifications? We are licensed by the State of New York, Certified by the International Association of Certified Home Inspectors, graduate of the Building Performance Institute, graduate of the New Your School of Home Inspection and Construction and Fully Insured!
In Vermont there are no requirements or qualifications in becoming a Home Inspector. Therefore, there are no requirements for insurance. Which means that you could hire an "inspector" that really has no training at all!!
2.) What types of reports do you offer? A professional home inspector will provide a comprehensive computer generated report. The report will include a full color digital photo of the issues discovered during the course of your inspection. It also will provide you with"Summary Pages" with specific categories like Major Concerns and Safety Issues. We also report the positive attributes of the home as well. We spend a lot of time inspecting your home and then again reviewing everything in our office, so that nothing is overlooked.
3.) What do you inspect? We inspect the following. Don't settle for less!!
Roof, vents, flashing, and trim
